SKETCH DESIGN
Early-stage design + feasibility
Sketch Design is the best place to start—especially if you're unsure of what’s possible or need to test ideas before committing to a full project. This service includes a site visit, design briefing, early concepts, and preliminary layout plans. It’s ideal for renovations, property assessments, or simply clarifying your vision.
We help you understand your site, your needs, your budget, and your potential. The result? A clear, considered design direction you can take forward—with us or on your own.
Site Visit, Brief & Research
We meet on-site to understand your goals, lifestyle, and the opportunities or constraints of the place. From there, we develop a clear brief and begin background research—looking at zoning, site conditions, orientation, and context to set a strong foundation for design.
Site visits are charged at $350. We also offer a digital space scan and floor plan of your existing home for your records, available for an additional $250 +GST.
Concept Design & Sketch Package
We develop a range of design options through sketches, diagrams, and layout studies to explore what’s possible. With your input, we refine these into a preferred scheme—clarifying spatial layout, scale, flow, and key design ideas.
We then issue a compiled Sketch Design PDF including plans, elevations, sections, and reference imagery—enough to brief a builder, start costing discussions, or carry forward into Full Scope.
Fees start from $5,000 +GST depending on project scale and complexity.

FULL SCOPE
End-to-end design and delivery
Our Full Scope service is designed for clients who want their project handled with care from the first idea to final handover. It ensures architectural integrity, technical precision, and a cohesive, guided experience across every stage.
Fees are based on the estimated time and complexity required to deliver the project—not a fixed percentage. A tailored fee proposal is provided after an initial meeting and project review.
0. Project Onboarding
We begin by tailoring a scope of services to suit your needs, goals, and site. This includes defining your budget, timeline, project brief, and any known risks or constraints. We provide a clear outline of the process, expected deliverables, and how we’ll collaborate throughout the project. This stage aligns all parties and sets the tone for the journey ahead.
1. Pre-Design
This is the foundation-setting phase. We conduct site visits and study your site’s context, orientation, access, views, vegetation, topography, planning overlays, and any existing structures. Together, we develop a detailed brief to understand your lifestyle, spatial needs, and long-term aspirations.
We explore early ideas through loose spatial layouts, hand sketches, site massing studies, and physical models. These help test scale and feasibility while remaining flexible and open to discovery.
2. Schematic Design
This is where ideas begin to solidify. We translate the pre-design explorations into a defined architectural concept—developing the spatial arrangement, material palette, light quality, and overall design atmosphere.
You’ll receive high-quality schematic drawings, immersive 3D walkthroughs, and atmospheric renders to help you fully visualise the design.
We also begin conversations with council or relevant authorities and prepare a Planning Application where required. At this stage, we recommend engaging a builder, if you haven’t already, to offer early input on budget, constructability, and timeline.
3. Design Development
The project is refined into a near-complete & resolved design. We coordinate with external consultants (structural, mechanical, electrical, landscape, etc.) and integrate their systems into the architecture.
Key design decisions—interior design, materials, finishes, windows, fittings, joinery—are nominated. High quality renderings & 3D walkthroughs are available throughout this process to be shared with all stakeholders so that everyone can see the complete vision with high resolution.
This stage balances design intent with practicality, ensuring the project is cohesive, buildable, and ready for either Tender or Contract negotiation.
4. Tender & Builder Engagement
If a builder hasn’t already been engaged, we can manage a competitive tender process—issuing documentation, responding to queries, reviewing submissions, and advising you through selection.
Alternatively, we can assist in negotiated builder engagement. In both cases, we help ensure scope, cost, and design integrity remain aligned before signing contracts.
5. Construction Documentation
We manage consultant documentation and ensure all components are aligned into one clear, coordinated package. This stage is vital for accuracy, efficiency, and quality on-site.
These documents are used for building permit approvals, and are issued for construction with a high level of detail. Regular back and forth with the nominated builder and their trades is encouraged to ensure that what we draw is what can be built.
6. Contract Administration
We represent you during the construction phase, administering the building contract and acting as your independent advisor.
We conduct regular site visits, answer builder questions, review shop drawings and variations, and issue instructions where needed. This safeguards design quality and helps address unforeseen issues efficiently.
7. Handover & Aftercare
At completion, we conduct a thorough inspection and ensure any outstanding defects are resolved. We guide you through the handover and remain available post-occupancy for advice, minor adjustments, or future additions.
Once the home has settled in, we arrange professional photography—because, let’s be honest, images are part of our currency. You’ll receive a full set of photos for your records, and they help us share the value of the work we’ve created together.
Our involvement doesn’t end at practical completion—we care about how your space lives, performs, and evolves over time.
